Extension to a Grade 2 Listed Dwelling

This project involves a carefully designed single-storey infill and a modest extension to the existing outrigger of a Grade II listed 18th-century home in the village of Littlebourne, near Canterbury.  Set within the Littlebourne Conservation Area and surrounded by historic buildings, the proposal respects the character, setting, and significance of the property while improving the way the house functions for modern family life.

The existing layout provides limited kitchen and utility space, with much of the practical storage forced into a basement with restricted head height. Our design gently reorganises the rear of the house to create a larger, more usable kitchen that opens onto the garden, improves circulation on the ground floor, and provides a more coherent connection between the main house and garden spaces.

All alterations have been deliberately focused on the rear of the property to ensure no impact on the highly significant front elevation, which remains entirely unchanged from the street. The proposal avoids unnecessary intervention into the historic fabric, requiring only minimal wall removal within the outrigger to link spaces. No new openings are introduced into the primary part of the listed structure.

The new addition retains the modest scale and pitched-roof character of the original outrigger while introducing a light, contemporary infill element with a vaulted roof, slim-framed glazing, and heritage-appropriate materials. This approach ensures the new additions remain clearly subordinate to the main house yet enhance its usability, performance, and architectural rhythm.

With high-quality traditional materials paired with subtle modern detailing, the proposal offers a sensitive and elegant evolution of a listed home—one that protects its heritage value, responds to its historic setting, and provides the practical spaces needed for 21st-century living.
